Get the FACTS about your new home and the TARION Warranty
Consumers who purchase new
homes in Ontario are covered by a Statutory Warranty under the TARION
Warranty Corporation. Your coverage includes deposit protection,
protection against defects in work and materials, protection
against unauthorized substitutions, and protection against
delayed closings or delayed occupancies without proper notice.
The most commonly claimed issues
relate to defects in work and materials.
Here are the 7 Things you Need to Know about your warranty coverage and how it
affects you.
Common Beliefs
- "My builder
has lots of experience and a good reputation. I was told that they oversee
every part of the building when it is being built."
FACT: Most large scale builders rely on
sub-trades to complete the work on mass produced homes. As many as 30
different trades were likely involved in the building of your home and
were not all supervised during the building process. It’s just
not physically possible. Because most sub-trades are piece workers,
saving time and money is their #1 goal. This is usually at the expense
of quality and workmanship.
- "The local
building department already inspected and passed my home so there should
be no defects"
FACT:
Local building inspectors are responsible for checking every aspect
of a building as it is being built. The truth is they can not possible
do this in large or small subdivisions projects. There just isn’t
enough time to do it effectively and to do so would hold up builder
production. What generally happens is that they check a small percentage
of homes in hopes that the builders will follow their requirements for
the rest of the homes.
- "I have a friend
who is a contractor and says he will inspect my home"
FACT: Most contractor friends are focused
on their particular trade when they inspect for a friend. Using a professional
inspector is your insurance of a thorough, unbiased assessment of your
home. Builders are more receptive to inspection reports backed up by
reputable professional inspection companies than those from non-inspectors
no back up reports. Ask your self this; If something goes wrong can
you really rely on that friend to back you up?
- "It’s a new
home. I haven’t seen anything wrong with it. Why do I need an inspector
when I can do it myself?"
FACT:
Your right you can do it yourself but we have over 20 years experience
in the home inspection field. We have never completed a Warranty inspection
without finding an average of 30 significant defect items in any new
home. We look far beyond the surface and cover every aspect of your

of current building practices are why you need a professional.
- "My builder
is providing me with an inspector for our warranty. They said
that is all we need"
FACT:
It is not in the builders’ interest to find fault in their own work.
More fault costs them more money. You need an independent third party
inspection that is based on the facts. If even if your builder has the
best intentions, it more likely that their inspector would find less
defects than a trained outside professional looking out for only your
best interests.
- "I can call
any inspection company cant I?"
FACT: :You can and you should call at least
3 different companies before making your decision. You should know that
only Registered Home Inspectors (RHI) that are fully insured can provide
the service and knowledge you need to do this type of inspection. A
full understanding of not only building construction, but TARION, Local,
and Provincial standards is a must. Do your research and then decide.
Do not base your decision on price alone. You can’t afford to be wrong
with the inspection company you choose.
- "This is our
first home and with the cost of the house
and all of the other start up costs involved, I just can’t afford
to spend the money for a professional. I think I can
do the inspection myself"
FACT:
Your 1 year warranty is your last chance to record defects on
your home. You can’t afford not to submit the most detailed and accurate
report. If anything is not reported on this form and submitted on time
you lose the benefit of the insurance you paid for. Remember a professional
will look beyond the cosmetics of your home at the thing that can cost
you significant money in the future. Of course you can do the inspection
yourself but if you miss anything on your 1 year warranty, the builder
is not obligated to repair them.
These facts are presented for
you to think about when making this important decision. You paid a lot
for your new home and deserve the best quality and workmanship from
your builder. Don’t take this for granted. Building large or small
sub-division homes is not a perfected process. There is no perfect home.
